Florida Gulf Coast MLS is excited to announce that we are participating in the statewide reciprocal listings program.  RPCRA members can place a listing in any of the MLS systems on this list. FGCMLS will accept listings from non-member REALTORS® in good standing with other Florida MLSs that participate in the FAR Statewide Reciprocal Agreement. Contact the local Association for fee information.

Top 5 things you need to know about reciprocal listings:

1. The fillable standard profile sheet must be filled out completely (Residential, Residential Income or Lot and Land listings only). All fields shown on this form that are bolded and highlighted are required. If a form is received and a field is blank, the listing cannot be processed and will be returned in its entirety for completion.
2. The listing does not go out to syndicated websites (Zillow, Realtor.com, etc.).Only the SWFLAMLS agents can see the listing. If you want it to go out to other sites, enter the listing into YOUR MLS (if it’s allowed with your MLS). If your broker is a member of our MLS, you may want to join our MLS as an MLS Only agent. 3. ShowingTime cannot be used on a reciprocal listing and DOES NOT appear on the listing.This is because you are not a member of our MLS and the ShowingTime integration has no way to identify you. Please include complete contact information for showing instructions in the confidential remarks section of the profile sheet.
4. Up to 35 photos are allowed in our MLS. A front elevation photo on residential and residential income listings is required. Any photos submitted CANNOT contain any branding or watermarks from another MLS.
5. If a change needs to be made to the listing once it’s active, the Status Change Form must be completed and returned to This email address is being protected from spambots. You need JavaScript enabled to view it..

• Reciprocal Agreement (FGCMLS requires broker's signatures on this form)
• MLS Input Forms
• Status Change Form (only needed when requesting price or status changes later on)
• Letter of Good Standing from primary Association
• Copy of listing agreement

Reciprocal Information

The following documents are needed in order to process your reciprocal listing.

• Listing agreement
• Up to 35 images of the property (at least one is required) (JPG format – Resolution 1024x76)
